Verify Attic Insulation Depth & Settling
Why it matters
Attic insulation settles 1–2 inches per decade; homes with <R-30 insulation waste $400–800/year on heating/cooling and suffer ice dams that cause $1000–5000+ roof and gutter damage. Regular depth checks catch settling before efficiency and ice dam risks spike.

How to do it
- 1
Turn off attic ventilation fans and enter via attic hatch with a tape measure, flashlight, and work gloves.
- 2
Measure insulation thickness at three locations (near eaves, center, near ridge) using a straightedge and tape measure.
- 3
Record depth in inches; multiply fiberglass depth (inches) by 3.2 to estimate R-value (e.g., 8 inches = R-26).
- 4
Compare measured R-value to local energy code minimum (ask local building department or check IECC online).
- 5
Look for water staining, mold, or dark streaking near roof perimeter—signs of air leaks and ice dam history.
- 6
If R-value is <R-30 or shows significant settling, solicit quotes for blown-in cellulose or fiberglass ($800–2000 typical).
