Why it matters
Sediment accumulates at the bottom of tank water heaters and acts as insulation between the burner and the water. This makes heating less efficient, increases gas or electric bills, and shortens the heater's life from 12+ years to 7–8 years.

How to do it

Turn the thermostat to 'pilot' (gas) or off (electric).

Attach a garden hose to the drain valve.
- 3
Run the hose to a floor drain or outside.
- 4
Open the valve and let 2–3 gallons drain until clear.
- 5
Close valve, restore power, check for leaks.
